Airbnb Linen Checklist: Everything Your Rental Needs, from Bed to Bathroom

Are sheets required in an Airbnb?

New hosts ask this constantly — and the answer leaves no room for doubt. Airbnb lists bed linen among its "essential amenities" (alongside toilet paper, soap and towels), and guests take it as much for granted as hot water: a listing without linen provided invites cancellation requests and devastating reviews. In Morocco, where international travellers compare with hotels, the bar is even higher: they don't expect "sheets", they expect hotel sheets.

Turn the constraint into an advantage: linen is one of the few line items where 1,500 MAD of investment visibly moves your rating. The photo of a crisp white, well-made bed is the second most-viewed photo of a listing after the main room — and cleanliness is the most sensitive rating criterion.

The per-bed checklist

The 3-sets rule (one on the bed, one in the wash, one in reserve) is the hotel standard: it absorbs same-day changeovers, laundry surprises and the last-minute accident. The bathroom checklist — and the extras

• 70×140 bath towels: 2 per guest per rotation, in 550 GSM — the thin, scratchy towel is the easiest bad review to avoid;
• Bath mats: 1 per bathroom (700 g — it takes the abuse), washed at every rotation;
• Pool/beach towels where relevant: dedicated pieces, so the whites never go down to the poolside;
• Kitchen towels: 2-3, often forgotten, always noticed;
• The small touch that earns stars: a pair of 30×50 guest towels by the sink, rolled hotel-style — negligible cost, instant "well-kept" effect.

White or colour? Settled.

White, for four operational reasons: it washes at 60 °C and can be whitened indefinitely without fading; it is interchangeable across every bed (one stock instead of three); you can rebuy the identical piece in two years; and it photographs "clean" — the argument that fills the calendar. Hotels do exactly the same, for the same reasons (the detail here).

Bring the décor in elsewhere: a coloured bed throw at the foot of the bed, accent cushions — pieces that never touch skin and rarely get washed. The linen that touches the body stays white.

Order of magnitude to remember: a property's full linen allocation represents 1 to 3% of the average annual revenue of a Moroccan listing (176,000 MAD according to Airbtics) — then renews by thirds each year after that. • Furnishing with household linen: mismatched, marked, photographed as is — the most common "amateur" signal;

• Ignoring pocket depth: a sheet that pops off overnight costs you a review — measure the mattress before buying;
• Skimping on towels after investing in sheets: guests touch both;
• Skipping the mattress protector: the first accident without one costs a mattress — 2,000 MAD to save 150.
